Del Mar neighborhoods

Del Mar real estate is very desirable and expensive and its been a great investment over the years. Most Del Mar homes were built between 1950 and 1980 and only a few new homes are constructed each year.
 
It's much more common to see existing homes undergo major remodeling, often saving only a wall or two. There's no question that the value of Del Mar real estate is in the land and it's not unusual to see entire structures razed and a new modern home constructed on the site.
 
There are a few condominium communities in Del Mar, mostly in the beach area. Many are enjoyed as second homes on the weekends by those fortunate enough to escape to the comfortable Del Mar resort lifestyle.

Del Mar has its own elementary school district, the Del Mar Union School District, while middle and high school students attend the outstanding schools in the San Dieguito Union High School District. The Carmel Valley Middle School is highly desirable and Torrey Pines High School is consistently ranked as one of San Diego County's best. The new Canyon Crest Academy offers a popular alternative high school education.

Del Mar is a small, exclusive coastal town situated just west of I-5 and Carmel Valley. It's nestled between La Jolla and the Los Peñasquitos Marsh Natural Preserve on the south and Solana Beach and the San Dieguito River Valley on the north. Del Mar is blessed with breathtaking views of these natural lagoons, the Pacific Ocean and Torrey Pines State Preserve Park. The Del Mar Zip Code is 92014.
 

Del Mar history

Del Mar was once part of the 8,800-acre San Dieguito Ranch that was granted to Juan Maria Osuna in 1841 by Mexican Governor Pio Pico. The railroad brought influential families to the area including land investor William Weed, whose wife gave Del Mar its name in 1885. The same year Jacob Taylor purchased 338 acres and starting building a resort town and the first Hotel - Casa del Mar. It burned to the ground five years later. The town languished until 1905, when a new Tudor design hotel was built at the Coast Highway and 15th Street.
 
In 1933 the 22nd Agricultural District made plans for a fairgrounds to be located in Del Mar and the first county fair was held in October 1936. The fine climate and privacy drew film stars to the area, including Bing Crosby, who was a horse racing enthusiast.  There is a great history behind the Powerhouse Community Center in Del Mar California.  The Powerhouse includes cool, trellis-covered verandas with perfectly framed views of palms and surf that invites the visitor to sit, relax and absorb the beauty of Del Mar.

In 1983, the Powerhouse and the surrounding park areas were purchased by the City of Del Mar after a 17 year effort resulted in the creation of the Powerhouse Community Center.  The 2000 Orchid Award winning design for Historic Preservation led the San Diego Architectural Foundation to say:

A gem of a project. Hats off to the restoration committee for taking the plunge and providing the power to this restoration effort. This structure evokes the quirky and nostalgic past of this coastal community. This is a functional community space with restrooms, an outdoor theatre and beach showers where everyone can rinse off the Del Mar sand, wiggle their toes in glee, and soak in its historic glow.

 

But where did this all start? In 1928, the Powerhouse was built to replace the Stratford Inns original powerhouse.  The huge boilers in the new building supplied hot water for the pool, the hotel and the hotels laundry.  It also supplied heat for the hotel and its cottages.

In July 1955, after the Hotel was sold during the Bankruptcy sale, only the Del Mar plunge and the Powerhouse remained unsold.  It was not until 1958 that the powerhouse found an owner and was turned into a nightclub. The Powerhouse Roaring 20s, featured waitresses dressed as flappers and waiters and bartenders in derbies and vests.  The night club opened October 1958 and then closed in 1962.

The Powerhouse which had been unoccupied after the Roaring 20s nightclub failed was rented in September 1965 by the Universal Water Corporation.  It became a desalination plant to try to find an economic means for converting salt water to drinking water.  The building underwent a complete renovation on the inside in 1999 make this the place to have your next event in Del Mar.

There are too many La Jolla homes on the market today not to pay attention to your La Jolla Realtor's market research.  If you price too high you will eliminate your home from the market as there are many homes that fall into your area that are priced right.  They will likely be shown more and sell sooner than an overprice La Jolla property.

Curb Appeal is important in the Luxury Home market.  Often before setting up an appointment to tour a La Jolla home, prospective buyers will take a drive by the home.  If there are serious problems with the curb appeal they won't even bother to see the inside.  So make sure the outside areas of your home are in order and inviting to La Jolla Luxury buyers.

Unless you are marketing your as a fixer, than you should make sure that the buyer does not see signs of neglect in your La Jolla home.  Things like:

  • Screens with holes
  • loose tiles
  • dripping faucets
  • dirty grout
  • broken light fixtures
  • carpets that need cleaning
  • dirty windows
  • rooms that need painting

These items might lead the prospective La Jolla buyer to think that the home has not been properly maintained.  They may think that since minor upkeep was not done, that there may be problems with major items such as the furnace and air conditioning, roof leaks, gutters and downspouts etc.  This may or not be true, but by taking the time and effort to do the inexpensive repairs you will be reassuring buyers that your home is well cared for.

Free Holiday Parking in Del Mar Village

The City of Del Mar and Del Mar Village Association has teamed up to encourage downtown Del Mar holiday shopping and dining. 
Just in time for the holidays, the City of Del Mar is offering 5 FREE DOWNTOWN HOLIDAY PARKING DAYS. The FREE ALL-DAY HOLIDAY  PARKING PROGRAM for the downtown Village includes 15th Street, the parking under L'Auberge Del Mar and extends from 15th Street to 4th Street along Camino Del Mar. 

This promotion takes place on the following days: Saturday, December 13, Saturday, December 20, Wednesday, December 24, Thursday, December 25, and Thursday, January 1.

Initiated by the Del Mar Village Association (DMVA) and unanimously approved by the Del Mar City Council, visitors and residents will see signs on downtown meters and parking signs indicating FREE ALL-DAY PARKING on the specific days.

The Del Mar Plaza has validated parking every day and downtown parking is free after 6pm every night of the week. 

Beat the malls, come for holiday shopping in downtown Del Mar and stay for a lunch or dinner!
