Leave a comment » Del Mar Real Estate Market UpdateThis Can Be the Best Time to Invest in your Own Luxury Home
The California's total home sales, including all price levels significantly increased from 393,703 (2008) to 460,166 (2009). DataQuick's President John Walsh said that the traditional million-dollar markets are holding up relatively well, while expensive markets that emerged four or five years are not. Last year, there were 332 sales for more than $5 million and the rest were 83 percent between $1 million and $2 million statewide. About 1,900 homes sold statewide in 2009 for less than $1 million had previously sold for $1 million or more. April 2006 was the median date for the prior sale; the median price decline between the 2009 sale and the previously $1 million-plus sales were about $420,000. The largest million-dollar home sold last year was a 22,721 square foot, 9 bedrooms, and 10 bathrooms Bell Air house built in 2008, which went for $26,500,000 in July. Dataquick reported that the median-sized million-dollar home was 2,646 square ft., with 4 bedrooms and 3 bathrooms. $605 was the median price paid per square foot for all million-dollar homes. It was lower from a revised $672 last 2008. The square-foot median decreased 20.7 percent from $188 to $149 in the overall market last year. In the 92014 zip code in Del Mar Real Estate re-sales, there were 129 single family homes sold in the median price of $1,250,000, while there were 57 condominiums sold in the median price of $710,000. There was one new home sold and the median price is 835,000. Therefore, the numbers of homes sold in this area were 187 with the median price of $1, 072,500. Despite the recession, there was only 10.6 percent decline in all home sales last year. Of those 8.52 million homes in California, 241,745 are assessed for more than a million dollars by county assessor offices, down 5.2 percent from 254, 745 in 2008. The prices of homes are much lower now. This can be the best time to invest in your own luxury home!

Leave a comment » 5 Energy-Efficient Renovations for Your Oceanfront Del Mar HomeUpgrade Your Oceanfront Del Mar Home's Utilities2 of the most common culprits that let heat and air-conditioning escape from homes are leaks and poor insulation. Here are some guidelines to minimize these weak areas of your Oceanfront Del Mar home and, ultimately, save you money: Replace old windows. 5-30% of a home or condo's energy is lost from drafty windows and adoors. Consider getting storm windows, as these act as a wind buffer and insulation, which would be a big help in your energy-saving plans. It also protects the prime windows from weather degradation, which lessens the need for future paint jobs. Upgrade your old furnace. As much as 50% of your heating bill can be saved by replacing an old, inefficient furnace with a new Energy Star-certified one. Look for the right storm door. Your Oceanfront Del Mar home's front door can be better protected by storm doors, which add insulation and stop drafts. The tighter the fit, the better the insulation, and the more effective the storm door will be. Most of these have adjustable bottoms that slide up and down when its screws are loosened a bit. This will allow it to fit snugly to the door's threshold which stops drafts. Insulate sidewalls and garage. As with many old homes, heat is lost through sidewalls. Upgrade your sidewall insulation using any of these materials: fibreglass, cellulose fiber, or any type of foam. Each of these will cut down air infiltration through sheathing gaps, and also eliminate inside-outside heat flow. Improve attic insulation. Most attics are not properly insulated, and upgrading an its insulation can be one of the best ways to have better energy efficiency. 2 of the most commonly used materials for attics are fibreglass and cellulose fiber. You must make sure every nook and cranny is fitted snugly so that air does not leak out or seep in. Using these guidelines will help you achieve an energy efficient Oceanfront Del Mar Home.
